Walmart Superstore Expansions

Effectively spearheaded the transformation of five established Walmart sites into Supercenters. Responsibilities involved:

  • Orchestrating the relocation and retention of a varied mix of national, regional, and local small shop tenants.
  • Negotiating agreements with Walmart and all essential tenants to facilitate the expansion of Walmart’s footprint.
  • Obtaining crucial variances to support expansion.
  • Overseeing negotiations for construction contracts, and attentive oversite of the construction process.

Breckenridge Shopping Center; Chester, VA

GFD created and executed the strategic revitalization of a former Kmart-anchored center. Originally plagued by over 50% vacancy across its 274,000 square feet, the center underwent a transformative redevelopment, emerging as a dynamic 320,000 square feet shopping destination. This successful endeavor resulted in a remarkable 99% occupancy rate and a doubling of the center's value. GFD's approach involved attracting leading tenants such as Kroger, Kohl's, TJ Maxx, HomeGoods, Ross Dress for Less, and Ulta. Our team managed every aspect of the project, from assembling a skilled team of architects, engineers, and contractors to securing both construction and permanent financing, obtaining necessary government approvals, and negotiating anchor leases.


Bass Pro Shops; Harrison Square Shopping Center; Cary, NC

GFD demonstrated its expertise in revitalizing shopping centers by successfully securing Bass Pro Shops to fill a previously vacant Sam’s Club space. Through swift negotiation and adept guidance through the permitting process, GFD ensured the seamless establishment of a premier store, enhancing the market with its unique offerings and attracting visitors from afar.

North Hill Plaza; Lenoir, NC

GFD effectively revitalized a vacant Walmart space by leasing it to Dunham’s Sports, Big Lots, and Planet Fitness. Managing all facets of leasing, financing, and construction management, GFD skillfully guided the project to successful fruition, transforming the space into a thriving hub.
